What Damage Is Your Leaky Roof Causing?

A leaky roof can cause severe damage to any building or standing structure. Although properly constructed roofs will last for decades, and perhaps longer depending upon the roofing materials used, the National Association of Home Builders recommends that a roof be inspected every three years. If this is not done, long-term damage from a leaky roof might go unnoticed, leading to further property deterioration.

    Water Discoloration

    The most minimal damage over the long term is discoloration of the roofing underlayment, the rafters, beams and possibly the ceiling and the walls. As the water seeps past the damaged roofing area, it carries tannins and other chemical residue. These deposits discolor the wood a darker shade and might look like reddish rust or cola-colored stains on white drywall ceilings or walls. If the leak remains small, the discoloration might spread and grow larger over the years, while no other damage might occur.

    Mold and Mildew

    In places where leaking water becomes trapped in a confined space, for example, under floors or between covered wall studs, the humidity won't dissipate and mold or mildew growth may occur. Mold and mildew may cause respiratory distress and it also has the potential to weaken the framework in the area of the leak.     Drywall Fatigue

    Long-term leaking affects the continuity of drywall. Drywall is made of a plaster-type substance, and when it gets wet, it begins to loose cohesion. Initially, it absorbs the moisture, but once saturated, the structure of the drywall expands and deteriorates. If the drywall is used for walls, it might eventually crumble into pieces and dust. If the drywall has been used for the ceiling, instead of crumbling, entire sections of affected drywall might collapse.

    Rotting Structural Wood

    Over time, the greatest long-term damage occurs to the actual wooden structure of the home. Beams, studs, joists and other structural pieces of wooden frame begin to rot from constant exposure to water. The wood, that the water directly leaks onto, is the worst, and fixing the leak and repairing the structural damage is the only cure.

    Electrical Wiring

    Long-term leaking may eventually cause electrical problems, either on the wiring itself or the electrical circuit box, depending upon the location of the leak. Water degrades and tarnishes copper wires, and over time, the wires may break or short out. An electrical box that is constantly exposed to leaking water may also short out at either the room breakers or possibly the main breaker. Leaking water on a breaker box is a serious problem and must be remedied immediately to avoid further damage or unsafe conditions.
